Estate Cleanout Services for Knoxville Families
Most of these calls start the same way. Someone has died or moved into assisted living, and a full house is suddenly somebody's job. We walk it with you first and you point at what stays. Everything else we lift, sort and drive off, from the dining set to the chest freezer in the carport. Knoxville Elite Hauling provides estate cleanout services to Knoxville and surrounding Tennessee cities, including Farragut, Maryville, Powell, Halls Crossroads, Karns and Lenoir City.
Older houses hold more than the rooms show. There's the shed out back, a hot tub nobody has opened in years, a crawl space full of Mason jars. We can take the shed down the same week (shed removal) and cut up the tub (hot tub removal). If the house looks more like decades of piled-up stuff, read our hoarder cleanup page first. Plenty of our estate work is in Maryville and Farragut, often for families who live out of state.
How Much Does an Estate Cleanout Cost in Knoxville?
Most estate cleanouts in Knoxville cost $1,000 to $4,000 in 2026. A whole house usually takes 2 to 4 loads in our 16-yard trailer, and a full load is $800. Small jobs, like the leftovers after an estate sale, can be $400. The estate cleanout cost comes down to a few things:
- How full the house is: a lived-in three-bedroom is a different job from one with 40 years stored in the basement.
- Stairs and carries: two flights and a turn at the landing take longer than a ranch with a carport.
- Sorting time: checking every drawer for papers adds hours, and we're glad to do it.
- Heavy pieces: upright pianos, cast iron tubs and chest freezers need more hands.
- Fee items: mattresses, box springs, fridges and freezers add $50 each for disposal and refrigerant handling.
Typical 2026 prices: $125 for a quarter load, $400 for half, $600 for three-quarters and $800 for a full trailer, with most whole houses between $1,000 and $4,000. The transfer station tipping fee of $70 a ton is already in that price. The Knoxville junk removal average on HomeAdvisor is about $253, but that's for a pickup, not a whole house.

Types of Estate Cleanouts We Handle
No two houses are alike, but our estate cleanout services tend to fall into six kinds. Tell us which one sounds like yours and we'll know how many people and loads to plan.
Whole-House Estate Cleanout
A three-bedroom ranch with a full basement usually fills 2 to 4 loads and takes a three-person crew one to two days. We sort as we load. Good furniture heads to donation, metal shelving and the old water heater go to scrap, and the rest goes to the City of Knoxville Transfer Station on Elm Street. Travis, our owner, puts it plainly: "We open every drawer. I've found cash in a cereal box and a will in a sewing kit."
Probate Cleanout for Executors
Probate is the court process that settles a will, and the executor is the person in charge of it. A probate cleanout usually waits on the executor's go-ahead, and then it has a deadline because the house needs to sell. We work from the executor's list, write down what went where, and hand over donation receipts for the estate's records. Executors tell us the paperwork is the hard part. So we keep ours to one page.
Estate Cleanouts for Out-of-Town Families
A lot of our estate jobs are run by a son or daughter who lives three states away. We can do the walk-through on a video call, work from a lockbox, and text photos as each room is cleared. Anything you mark to keep gets boxed, labeled and left in one room for you. On a job in Maryville last spring, the family flew in for one weekend. We did the rest by Monday.
Downsizing and Assisted Living Moves
When a parent moves to a smaller place, only part of the house goes along. We clear what's left after the movers leave, or work around them the same day. Knoxville's KARM Stores pick up good furniture for free, usually within 1 to 2 days, so a nice sofa can go there instead of on our trailer. Honestly, we'd rather you call KARM first for the big pieces. We'll take what they pass on.
Estate Sale Leftovers
Estate sale companies usually keep 35% to 40% of what sells, and whatever doesn't sell stays in the house. That's often the sleeper sofa, the kitchen odds and ends, and a basement full of tagged items nobody bought. We clear it after the sale closes, usually in one trip. Trailer math: half our trailer is $400, and that covers the leftovers from a lot of sales.
Pre-Sale House Cleanout for Realtors
Agents need the house empty and swept before photos or a final walk-through. This kind of house cleanout means everything goes, including the stuff people forget: closet shelves, the junk under the deck, the dog kennel behind the shed. Then we sweep every room. Ask for before and after photos and we'll text them to you and the agent. Keys back, house clear.
Estate Cleanout Prices by Home Size
These are typical 2026 ranges for Knoxville homes. The number we say at the walk-through is the one you pay.
| Home or job | Typical loads | Typical 2026 price |
|---|---|---|
| Estate sale leftovers | Half to one load | $400 to $800 |
| One-bedroom apartment or condo | About one load | $800 to $1,200 |
| Two-bedroom house | 1 to 2 loads | $1,000 to $1,800 |
| Three-bedroom house with a garage | 2 to 3 loads | $1,800 to $2,800 |
| Four bedrooms plus attic and basement | 3 to 4 loads | $2,800 to $4,000 |
| Mattress, box spring, fridge or freezer | Per item | +$50 each |
HomeAdvisor's national numbers put a typical estate cleanout at $275 to $4,000, with an average near $1,250. Houses with a full basement, a packed garage or stairs on every trip land at the top of our range.
How an Estate Cleanout Works
Families usually want to know the order of things before they hand over a key. Here's ours.
- Walk-through: we go room by room with you, or on a video call, and mark what stays.
- Keepsake sweep: photos, jewelry and anything that looks like a will, a deed or a bank statement go into labeled boxes before any furniture moves.
- Sort and load: donations, scrap and trash ride in separate spots on the trailer.
- Drop-offs: the ReStore and KARM first, the scrap yard next, the transfer station last.
- Sweep and hand-off: every room is swept and you get photos of the empty house.

More Estate Cleanout Questions
Should We Hold an Estate Sale First?
If the house has antiques, good tools or collections, an estate sale can bring in real money, though the company usually keeps 35% to 40%. For a house of everyday furniture, a straight cleanout with donations is often faster and costs less. We're happy to come after the sale and take the rest.
Can We Just Take It to the County Dump Ourselves?
You can for some of it. The Knox County convenience centers are free for residents hauling their own household stuff, one level pickup load a day, and you lift it over a 4 ft wall yourself. The rule is no commercial waste at convenience centers, so a paid hauler like us has to use the transfer station instead.
Estate Cleanout FAQs
How Long Does an Estate Cleanout Take?
Most whole-house estate cleanouts take one to two days with a three-person crew. A small apartment can be done in four or five hours. A house with a full basement and attic, or a family that wants every drawer checked, can stretch to three days. You get the day count at the walk-through.
Do I Need to Be There for the Cleanout?
No. Many families live out of town and give us a lockbox code. We do the walk-through on a video call, set the keep pile aside, and text photos as rooms are cleared. You'll get a call before anything that looks valuable or personal leaves the house.
What Happens to the Things Nobody Wants?
Usable furniture, kitchenware and tools go to the Knoxville Habitat for Humanity ReStore on Downtown West Boulevard, to KARM or to Goodwill. Metal goes to scrap and electronics to recyclers. What's left goes to the City of Knoxville Transfer Station on Elm Street, which charges $70 a ton.
Can You Do a Probate Cleanout Before the House Sells?
Yes. A probate cleanout can start as soon as the executor gives the go-ahead, and it often has to finish before a listing date. We work from the executor's list, keep donation receipts for the estate's records, and leave the house broom-clean. Check with the probate attorney before giving away anything named in the will.
Can You Take Paint and Chemicals From the Garage?
No. We can't haul paint, pesticides, pool chemicals or motor oil. Knox County household hazardous waste goes free to the facility at 1033 Elm Street, up to 100 pounds a day, for city and county residents. Dried-out latex paint can go in the regular trash. We'll set the cans in one spot for you.
